We recently delivered a £5m senior development loan facility to allow the development of an £8.5m GDV scheme on the Crown Estate in Oxshott. The site occupies an enviable position within the Estate, highly regarded for its privacy and security, but what was really special about this scheme was the borrower’s profile. A seasoned developer with a strong and demonstrable track record operating in London and the Southeast, the borrower had been transforming historic properties and creating unique and desirable homes for decades. This was a typical bank borrower who had been courted by banks and relied on bank funding for all his previous schemes. But given the current market environment over the past 12 months and the bank’s lowered lending appetite, their experience working with banks shifted substantially and they were keen to test the agility and flexibility of non-bank specialist lenders like BLEND.
